  • Tenant onboarding to PADfolio – Introducing PADfolios role to existing tenants, explaining how to submit maintenance requests, and clarifying communication channels.

  • Lease file organization & date tracking – Organizing your lease and addenda, noting key dates (renewals, rent adjustment windows, notice periods) so nothing slips through the cracks.

  • Owner reporting & summaries – Providing periodic summaries of rent received, major expenses, open/closed maintenance items, and any notable property issues or updates.

  • Document & record management – Maintaining digital records of inspections, major repairs, key communications, and important property documents for easy reference.

  • Basic owner advisory support – Offering practical, experience-based input on things like basic upgrade priorities, maintenance planning, and operational best practices so you can make informed decisions with your licensed real estate and financial professionals.

  • 24/7 Emergency issue coordination – Helping coordinate response to urgent issues (like loss of heat, major leaks, safety concerns) by contacting you and your approved vendors quickly and documenting actions taken.

     All Inclusive with a management fee of
